Responsible for providing the maintenance necessary for the care of the facility, creating a pleasant and comfortable physical environment for residents, employees and general public.
High School diploma or equivalent required.
Previous experience working with or in field of electrical repair, boiler maintenance, painter, construction, and groundskeeper preferred.
Must be available to work other than normal hours as needed and be able to assume pager responsibilities.
Must live within 5 miles of Dubuque city limits.
Regular attendance is required.
Responds to and directs the completion of all telephone and written requests for maintenance service in a timely manner.
Checks the Fire Alarm System and assists with fire drills monthly.
Performs daily inspection of boilers, pipelines and operating equipment for steam, water, air, and fuel leaks or defective parts.
Responsible for overseeing the inspection, repairs and replacement of pipes, fittings and plumbing fixture to maintain the heating and water systems.
Examines and tests such elements of systems as distribution panel, controls, and motors to locate obvious faults, such as blown fuses, short circuits, broken wires, and loose connections.
Replaces and oversees faulty switches, sockets, plugs, fuses and other simple elements of electrical systems, fixtures and appliances.
Oversees the application of paint, varnish, stains or enamel to decorate and protect interior and exterior surfaces using paint brushes, rollers and scrapers.
Oversees all buffing, waxing, stripping of floors in compliance with facility policies and procedures.
Demonstrates knowledge of emergency policies and procedures.
Painting the facility as needed.
Performs minor electrical repairs, plumbing, machine operation, and cleaning
Performs maintenance and upkeep of property; water plants, mowing lawn and snow removal.
Make any necessary repairs within the facility.
