Property Manager. Summary of Position: Maintains property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises. Essential Functions
Manage maintenance staff & coordinate workflow (i.e. work-orders; preventative maintenance; emergency calls; etc…)
Manage safety of maintenance staff and building tenants
Negotiate service contracts with providers along with service vendor scheduling
Track maintenance work order costs; invoice tenants; allocate costs to appropriate cost codes
Understand the value of preventative maintenance and how it directly impacts operational costs
Generate monthly status reports & present to owner
Coordinate events in building
Ensure building security is in order
Keep operating systems up to date
Work with tenant development and construction team to negotiate leases
Oversee build-out of tenant spaces
Willingness to think outside the box with difficult tenants
Respond to after hour calls and schedule emergency services as needed
Accomplishes financial objectives by collecting rents; paying bills; forecasting; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant spaces and completing repairs; planning renovations; contracting with multiple vendors and negotiating supply costs & services.
Maintains building systems by contracting for maintenance services; supervising repairs.
Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
Prepares reports by collecting, analyzing, and summarizing data and trends.
Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
